Acquisition
Our experience in property management and renovation allows us to assist you when selecting and acquiring properties, we could provide punctual data for analysis on the viability of your future property and also analyze your current property operations keeping them inline with your investment objectives.
Rehabilitation
We are investors and are constantly buying and remodeling properties. As an additional service to you, we could coordinate your property’s interior and exterior renovations to increase property value and ascertain readiness for the rental market.
Advertising/Technology
Exposure, exposure, exposure. Everything starts with high quality pictures, we take 35+ interior and exterior photos, we’ll provide a marketing virtual tour and make sure your rental property is listed one over 120 top rental sites. The MLS is a powerful source, but can’t be the only one. We invest in marketing because we believe you deserve maximum exposure.
Leasing/Tenant Screening
Our leasing and lease renewal process is more than just a signed form. Starting with our thorough tenant screening process which includes: criminal history, judgements search, sexual predator and evictions records check, verification of rental history, income verification, and credit check.
We also perform prior-to-move-in inspection, mid-term inspection and move-out inspections, our inspections are detailed and photographed.
Leasing includes a complete market analysis, preparation and signing of lease agreement and addenda staying in compliance with Nevada and Federal current Tenant/Landlord Codes.
Accounting
Our owners enjoy their online owner portal and have access 24/7 to their account online. We offer ACH direct deposits into your bank account. Year-end reporting and monthly statements and detailed financial reporting tools. Log into your owner portal to view statements and stay up-to-date on how your investment is performing.
Maintenance
Tenants have a dedicated 24/7 emergency line and access to their online portal where they can report service requests. We are on call for emergencies and maintenance requests. We attempt to troubleshoot the issue with the tenant before sending vendors and seek approval if over the threshold limit. Our vendors are licensed independent contractors, we DO NOT mark up parts or labor cost.
Rent Collection
Part of our tech package is also extending to our tenants, we offer our tenants the convenience of different online payment options, from paying rent at any local 7Eleven or CVS store, to paying rent from their computer or mobile device using their banking information in their tenant portal, or even pay rent using a credit card.
HOA Compliance
If your property is subject to a Homeowners Association, we handle all HOA letters of non-compliance and coordinate their resolution with tenants and owners.

How We Help With Your Property Management Needs
Rental Marketing
We are investors ourselves, we market your property like we want ours marketed. Your property deserves the best HD images and online exposure. While some competitors use their fancy cell phones to take pictures, we use professional photography, HDR videos and 3D virtual tours. We also syndicate our rental listings to many other rental sites including realtor.com, Zumper, hotpads, apartments.com, etc.
Tenant Screening
Our application and screening process includes: our background check includes: credit check, eviction database check, criminal records, income verification and previous landlord verification. We are so confident about our screening process that we offer our Eviction Guarantee. If you choose to put a tenant we approve of under our general guidelines in your property, and they later need to be evicted, we will handle all the eviction filing, plus we’ll also pay for the legal eviction costs.
We’re the only property management group that offers this guarantee. I stand by our screening process, and I will put it in writing in our management agreement.
Rent Collection
Our residents have many different ways to pay their rent:
Through our tenant’s portal, residents may pay rent from their computer or mobile device via ATM, or ACH using their banking info.
Or even using a credit card. That’s right! our residents can use their Credit Card to pay rent.
They also have the option to bring their rent payment to any CVS, 7Eleven or Walmart.
We understand sometimes we forget things, this is why we actually call, email and text our tenants if their payments are not received on-time. Communication is key.
Maintenance
We have an amazing platform for service requests. Our team will receive the work order, get as much detail as possible from the tenant, dispatch the vendor, then will let you the owner know about the work order received. We stay in constant communication with all parties: owner, tenant, and vendor. The best part is our billing includes a copy of the work order, and the actual bill from the vendor. Always with transparency and clear accounting.
Inspections
Prior to Move-In inspection: before we deliver possession, we inspect the property and secure hundreds of pictures and videos of the property to record it’s condition.
Mid-Term Inspection: our tenants know that we love to visit. A few months after the tenant moves in, we will schedule an interior inspection, this is to make sure the property is being preserved. We will send you a detail report with pictures. We’ll address any items that need attention. We like to be pro-active and not re-active when it comes to maintenance.
Move-out/Renewal inspection: whether the tenants wishes to renew their lease, or decides to move out, we will perform another inspection.
We are your eyes and ears for your property.
Enforcement
By keeping clear and constant communication. We call, email, text and send videos to our tenants when a situation arises. We are always prompting our tenants to reach out and meet with us if they have any questions. For us communication is key!
Innova Eviction Guarantee
We offer eviction guarantee. If you choose to put a tenant we approve of under our general guidelines in your property, and they later need to be evicted, we will handle all the eviction filing, plus we’ll also pay for the legal eviction costs.
We’re the only property management group that offers this guarantee.
If applicant does not meet our minimum standards, owner may proceed and accept the applicant without our eviction guarantee.

INNOVA RENT GUARANTEE
Innova guarantees your rent! if we don’t rent your property in 30 days or less, we’ll pay your rent! that’s right!
After we perform our market analysis and visit the property. We’ll will provide a minimum rent guarantee.
If your property is listed for at least 30 days at our guaranteed price, vacant, ready to rent and willing to accept pets with a pet deposit, and still doesn’t rent. We will pay your rent until we find a suitable tenant.

About Green Valley
Green Valley is a master planned community located in Henderson, Nevada, and Southern Nevada’s first master-planned community built before Summerlin. It was founded in 1978 by American Nevada Corporation in an area of 8,400 acres in the southeast part of the Las Vegas Valley. Smaller neighborhoods called Green Valley Ranch and Green Valley South are within the boundaries of the master community. Green Valley South began construction around 1985, while Green Valley Ranch began construction in 1994. Shopping, bars, and restaurants are located at The District at Green Valley Ranch Hotel and Casino.
Henderson is sandwiched in the middle of Las Vegas and Henderson, which makes it close to everything great the Las Vegas Valley has to offer.
